Under any normal circumstances, now is a little early to be planning for Christmas.  However, it is still quite possible to think of putting your house on the market, finding a buyer and moving into your dream home as the perfect present for you and your family.  If you are going to be successful, you will need to get your skates on and will most certainly have to choose the right agent and ensure that your agent gets your current home on the market and in front of the right buyers very quickly.  It is of course not just a question of getting the house on the market at the right price but equally important to ensure that between you and your agent you have the property presented at its very best.

Presentation is not all about the smell of coffee and a tidy home and much more than just removing the clutter and cleaning the windows. 

Whilst many buyers have good imaginations, it is still vitally important to make sure that your property appeals to the greatest number of potential buyers, especially to those with little or no imagination as it is often they who will be the ones who will pay the top price.

I know we are only in September, but unlike everything else in life, property moves are still bugged with ridiculous delays despite so much of the process now being electronic.  The average time for a transaction to go from Sale Agreed to move is still over three months but with a clever lawyer and the money in the bank, it is still quite possible to complete a purchase over a weekend, something we managed not so long ago on a lovely £1,700,000 seafront house.

Beware, if you have already sold and are embroiled in the moving process, it is still quite possible that with the wrong chain and poor professionals, you may still fail to move before Christmas without some good fortune.  One of the horrible problems with moving house is that you have so many people you have to rely on and so much of the process is out of your hands.  For the best chance of success, you need to ensure that your professionals are the very best and trust in them to help to resolve the numerous problems that you will encounter along the journey to your dream home.
